Rates have climbed, crashed, recovered, and climbed again, driven by inflation, Federal Reserve policy, global shocks, and the occasional once-in-a-generation event. The long arc runs downward. From the 16.64% peak of 1981 to the historic low of 2.96% in 2021, the 40-year trend favored borrowers. That era is over, at least for now. Since 2022, the Fed has engineered the fastest rate-hiking cycle in modern history to break the back of post-pandemic inflation. The 30-year fixed responded accordingly, moving from sub-3% to nearly 8% in under two years.

Where do we go from here? The Fed has begun cutting, with three reductions in late 2024. 1976 to 1979
Low 8.85% High 11.20%
Rates climbed steadily through the late 1970s as the Federal Reserve tightened monetary policy to combat inflation driven by oil supply shocks and food price surges.
1980 to 1989
Low 10.19% High 16.64%
The decade opened with the highest rates ever recorded. The Fed's aggressive stance eventually tamed inflation, and rates fell from 16.64% in 1981 to 10.19% by 1986.
1990 to 1999
Low 6.94% High 10.13%
A decade of prosperity and the internet boom drove strong economic growth. Rates declined steadily, finishing the 1990s near 7%, the lowest levels seen in two decades.
2000 to 2009
Low 5.04% High 8.05%
Rates fell from 8% to the mid-5% range before the 2008 financial crisis. The Fed slashed short-term rates to near zero, pulling 30-year mortgages down to 5.04% by 2009.
2010 to 2019
Low 3.65% High 4.69%
The post-crisis era saw sustained low rates. The 30-year fixed averaged as low as 3.65% in 2016, supported by accommodative Fed policy and strong investor demand for MBS.
2020 to 2026
Low 2.96% High 6.81%
COVID-era stimulus pushed rates to an all-time low of 2.96% in 2021. Aggressive Fed hikes starting in 2022 reversed course sharply, peaking above 7% in 2023. As of April 2026, the 30-year fixed sits at 6.32%, near its lowest level in over a year.
